Ok, so you’ve identified the studio you want to move into, what happens now?

1. Send your £150 deposit to the nominated account. This reserves the apartment in your name.

2. Sign and return your Tenancy Guide that will have been emailed to you via DocuSign. This is not your tenancy agreement but an outline of the details of your tenancy (e.g. dates, cost of rent).

3. Send us a copy of the following documents:

• Passport ID
• Copy of your current proof of address (can be a bank statement, mobile phone bill, utility bill or Council Tax statement) dated within the last three months
• Evidence of your employment or student status
• Contact details and address of your UK-based rental guarantor (if applicable)

4. Complete your Right to Rent Check via Yoti, which will be emailed to you. If you’re not a UK-passport holder, you’ll need to get a Share Code from the UK government website here.

5. Complete the forms for the online referencing and credit checks, that will be sent to you via a system called Vouch. Keep an eye on your emails and check your Junk Mail folder too.

6. Sign and return your tenancy agreement. Once you’ve passed the reference checks and have been approved for your tenancy we’ll email you your tenancy agreement to sign via DocuSign. Again, keep an eye out for this in your inboxes.

7. Pay the invoice you will have been sent for the first month’s rent. You’re almost there…

8. Collect your keys and move in! On receipt of your first month’s rent the keys to your apartment are passed to building managers CRM who will contact you to arrange a convenient time to collect them and move in.

HOW DO I KNOW IF I NEED A RENTAL GUARANTOR?

If you’re a student intending to pay your rent in monthly instalments, you’ll also need to provide details of a UK-based guarantor. If you’re a working professional, you may also be required to provide the contact details of a UK-based rental guarantor if you fail the affordability checks. If you’re not able to provide a person, you can use a company like Housing Hand.
